Despite the continuing problems caused by Covid-19, new and continuing investment is still going on in Pattaya from both international and Thai companies keen to invest in the city’s future. One of the areas where this is most evident is that of Pratumnak and Cosy Beach.
Travelling into the Central Pattaya area via Thappraya road and turning right at the lights into Pratumnak Hill, the first soi you come to is Soi 6. Drive down to the bottom of this soi by the beach, and you will see that the Pratumnak Sands organisation is very dominant in this area. They have just completed a new sauna and beach club to complement their condominium project and recently opened Sands Café only a few metres away.
Across the road is the showroom for “The Glory”, a new 24 story, 316 unit built by Taihe Global, an international developer based in Beijing. From here, turn right into Soi 5, and only a short distance along you will see “The Panora”, another massive investment from an international company. It will be 38 stories high and a new landmark for the area. Further up the hill, there is another heavy hitter in the Ramada group’s shape and “Pattaya Mountain Bay”.

Turn left back onto Pratumnak Hill itself, and across the road, you will see a brand new hotel, The Has Pattaya Hotel, that has just opened. Close to Pattaya landmarks like Big Buddha and the Pattaya viewpoint. From here, turn left to get down to the Cosy Beach area of Pratumnak.
At Cosy beach, you can see the investment level that is still coming into the city, not just with the project developments themselves but also with new entertainment businesses opening for the new residents to fill these projects. Along the seafront just after the Royal Varuna Yacht club, a new hotel has sprung up on the old Pattaya Bay Hotel site. This contemporary hotel is in a great location, “The Pratamnak” has taken the previous building’s basic structure and brought it right up to date. They have also acquired some land on the other side of the road overlooking the bay to create their beach club and restaurant for guests.
This stretch of road has always been popular but even more so recently as new premises that have appeared are already filling up with weekend visitors from Bangkok. First up is the Three Mermaids, a restaurant bar aimed explicitly at the capital’s weekend visitors. It has excellent views over the beach and bay and plenty of photo opportunity spots to take selfies. There are round tables in the form of “nests” overlooking the sea, floral arrangements, and a vast artificial beach with an artificial grass area around a pool to add to the indoor and outdoor dining areas. Their centrepiece is a huge mermaid’s head with an outstretched hand for visitors to sit on and be “snapped”. As with all the establishments here, the level of investment in this new restaurant is a testament to the belief that there are real business opportunities.

Next door to the Three Mermaids is “The For Rest By the Sea”, which is also a restaurant and café, again with another great spot overlooking the cliffs and bay of Cosy Beach. Put these two great additions alongside the already well-established Chocolate Factory and the spectacular Sky Gallery. You get some idea of the level of investment going into the future of the area.
The land overlooking this famous bay must now be at the top end of Pattaya’s land pricing scale, and developers will have thought long and hard before deciding to build here. However, with an impressive string of available places offered, it is evident that there is great faith in the future of this particular part of Pattaya.
There are numerous projects at varying levels of completion. The pandemic has delayed some, but all developments are active with construction. They include Kingdom Properties’ “Southpoint”, “Palm Ocean”, one of many projects in the city is brought to fruition by the Palm Bay group, and “Andromeda”, a new development just in front of the Chocolate Factory.
Another indication of Pratumnak and Cosy Beach’s longer-term prospects is the springing up of smaller boutique type coffee shops and restaurants. The immense amount of work going into the infrastructure here would seem to suggest that prospects for the area are brighter than they may seem at the moment.
Although you cannot underestimate the problems that the city is facing and the hardships some businesses are having to deal with, it is evident that Pattaya is changing. The pandemic has been a catalyst for change, and despite falls in the number of tourists in recent months, the high levels of investment still coming into Pattaya suggest that there is still a great deal of faith in the city’s future.
