If you are travelling around East Pattaya or indeed Jomtien it can’t have escaped your notice that there are literally dozens of villages in the area. It would be fair to say that some of these aim more at the budget end of the market whilst others contain luxury family homes and villas. Quite frankly, whatever type of house you want and whatever budget you may have, you can be confident that you will find something that meets your needs. Some developers are no longer active but have played a prominent role over the years and some remain active to this very day. Here are just 5 of the ones that are currently active.
Green Field Villas
One the most established housing developers in Pattaya is without doubt Green Field Villas. They are now on their sixth luxury project in the city and it appears that their offings just get better and better. They build large single and two-storey detached family homes that are built to the very highest European standards. All electrical wiring including fibreoptic internet are situated underground giving the villages an uncluttered feel. The villages all remain well kept and have superb management teams

Baan Balina
Baan Balina are probably the biggest player in the Huay Yai area of Pattaya. Bann Balina 2 was a huge hit and transformed the area into something that we recognise today. The company are now on the fifth project with all of the villages having an instant appeal with spacious single-storey houses that come with private pool. Again, it is very evident that huge efforts have been made to maintain the standard of the villages, years after they have been built.
Patta
Patta is a well-established Thai housing developer who have again completed numerous projects. Their houses are very much in the mid-price bracket but are of an excellent quality. Depending on the village in question, you will find a selection of single and two-storey family homes. The villages have very good communal facilities and this when combined with the quality of the construction illustrates why they are so highly sort after and represent excellent value for money.

Sedona
Sedona is renowned for constructing some excellent large pool villas that have consistently been recognised at the Thailand Property Awards. This highly regarded developer is now working on their third phase in a more secluded, but well-situated area in East Pattaya much like their previous two phases. These are great properties for people who appreciate their privacy.
Bravo Thai Lifestyle
Renowned for the ultra-luxurious Vineyard projects, Bravo are an excellent developer focusing on building smaller villages of single-storey houses that come complete with private pools and built to the highest specifications. Their properties can all be found close to Mabprachan Lake and arguably consistently the best in the area.
As we mentioned, some of the developers are less active than they were a few years. Chok Chai for example now produce budget condos although their villages have shaped much of East Pattaya. Eakmongkol are currently inactive but you will find their footprint all around the city whilst the slightly more luxurious, SP villages mostly found around Soi Siam Country Club have also not released any new projects recently.
